Similar to neighboring islands, compared to last year the number of closed sales has declined by 54.7%. On Maui, the housing supply has increased by 125% when compared to this time last year. In December, there were 66 single-family homes sold, which is similar to November when there were 63 homes sold. This represents a decrease of 45% when compared to December 2021.
The average days on the market for single-family homes increased from 87 in November to 110 days in December. This represents an increase of 37.8% when compared to one year ago. The average days on the market for condos increased from 71 days in November to 63 days in December. This represents an increase of 12.5% compared to this time last year.
In December, the median sale price for single-family homes in Maui was $1,081,250 which represents a slight increase of 0.6% when compared to this time last year. The median sales price last month for condos decreased slightly to $773,500 in December. This represents an increase of 10.5% compared to last year.
